Commercial Asset Preservation (CAP) is owned and managed by well-respected, experienced veterans of the field services industry. Marc Insul and Alan Bunker previously built two of the nation’s largest field services companies, providing property preservation, building maintenance, and inspections of residential and commercial real estate for more than 50 years combined. CAP’s operations staff has handled order processing and the management of property maintenance and inspection results for more than one million properties.

Marc B. Insul
President & Chief Operating Officer

Insul has more than 20 years of experience in the property maintenance and inspection industry. He is the Co-Founder, President and Chief Operating Officer of Commercial Asset Preservation. Insul has helped grow CAP from a start-up concept to the nation’s premier provider of commercial building maintenance and oversight. Prior to joining CAP, Insul served as President and COO of Fidelity National Field Services (FNFS), one of the nation’s largest field services companies. During Insul’s tenure with FNFS he helped the company increase annual sales by 530%. He developed new business relationships with the nation’s largest mortgage banking institutions, resulting in increased order volume by 1500%. Insul grew the company from 15 to 290 employees.

Insul’s business experience includes serving on many real estate industry boards, including the REOMAC Commercial Committee as well as its Technology and Marketing subcommittee. He also served as President and held a 5-year term on the Board of Governors of the National Association of Mortgage Field Services (NAMFS). Insul is a four-time recipient of Fidelity National Financial’s Chairman’s Roundtable award, given to the most successful divisions in the Fidelity National Financial family of companies. He has served several times as an industry expert on conference panels and is the author of numerous trade publication articles. Insul received a BSBA degree from Washington University and an MBA from Case Western Reserve University.

Alan W. BunkerAlan W. Bunker
Senior Vice President

Bunker is Co-Founder and Senior Vice President of Commercial Asset Preservation. He has more than 25 years’ experience in the mortgage field services industry, as well as experience in commercial real estate development. Bunker’s business career has included several senior management positions including: Executive Vice President – Finance & Operations of a major department store chain and President and Chief Operating Officer of a commercial real estate development company that specialized in condominium development.

In addition to Bunker’s involvement with CAP, Bunker is also currently President and CEO of Spectrum Field Services, Inc., a nationwide field services provider. Spectrum was founded by Bunker in 1987, when the field services industry was in its infancy. Spectrum has become a leader in providing preservation and maintenance services specifically focused on residential Real Estate Owned (REO) properties.

Bunker has been heavily involved in the field services industry through his participation with several industry-related associations. He periodically contributes articles to industry publications, and frequently has chaired committees and panels, including those responsible for the development of field services standards & procedures and technology advances for the industry. A long-time member of the Board of Governors of the National Association of Mortgage Field Services (NAMFS), Bunker is also a past President of that organization. Bunker earned both his undergraduate and MBA degrees from the University of Utah.

Donald BrewerDonald Brewer
Chief Estimator & Supervisor of Property Analysis

Brewer has over 35 years of experience in the commercial building industry. In his role as Chief Estimator & Supervisor of Property Analysis, Brewer reviews the contractor results and estimates from every property assignment that CAP receives from its clients. He has direct oversight of all large scale maintenance and repair projects as well as demolitions. Brewer is responsible for quality control and fiscal oversight of commercial property preservation, maintenance and inspection orders assigned to CAP’s contractors. Along with performing quality control and pricing verification, Brewer is responsible for providing recommendations to CAP’s clients of property repairs, alternative solutions, and cost saving improvements to subject commercial buildings.

Prior to joining CAP, Brewer worked on all types of commercial construction projects ranging in cost from $50,000 to $30 million and from one acre to 30 acre sites. His past construction experience includes 10 years as a commercial property estimator and 12 years as a construction superintendent. He also counts eight years as a journeyman carpenter, 3 years as a timber structure specialist, and 4 years as laborer foreman among his commercial experiences. Brewer’s hands-on experience with commercial construction has proven to be invaluable when communicating with CAP’s network of contractors.

David MartinezDavid Martinez
Manager of Commercial Services

Martinez joined CAP as the Team Lead over the Commercial Preservation Department. In his role as Manager of Commercial Services, he is responsible for supervising the Commercial Preservation Coordinator team, ensuring that the distribution of work is balanced among team members, ensuring the completion of high quality services in a timely manner, resolving escalated contractor and client issues, and completing special projects for senior management and CAP customers.

Prior to joining CAP, Martinez was an Asset Manager at Brighton Real Estate Services, handling a portfolio of 150 REO assets from initial acquisition until closing while consistently exceeding expectations as well as working directly with brokers, attorneys, senior management and clients. Before Brighton, Martinez was the Construction Team Lead at 406 Partners, managing a group of four construction managers in their daily duties as well as working directly with senior management and clients.

Samuel Cerminaro, Jr.
National Sales Executive

Cerminaro joined CAP as a National Sales Executive. He heads up CAP’s sales efforts to retail, restaurant, office, hospitality, institutional, and industrial facility operators in the northern and western U.S.

Prior to joining CAP, Cerminaro was the National Accounts Manager at CTS Flooring of Limerick, PA, where he was responsible for business development and account management. He also was the Founder and CEO of Wolfinger Cerminaro Communications/The Bank Ad Agency. Cerminaro received a Bachelor of Science in Accounting from Lehigh University and a Masters of Business Administration from Drexel University.

Nancy CarrilloNancy Carrillo
Customer Relationship Manager

Carrillo joined CAP as a Vice President and National Sales Executive. She presently serves as a Customer Relationship Manager in the commercial marketplace.

Prior to joining CAP, Carrillo served as Vice President of Asset Management for GE Capital Franchise Finance, where she managed a large national portfolio of leased retail, restaurant, and surplus properties. She has more than 20 years of real estate experience specializing in property, asset, and facilities management. Her background includes managing office, retail, commercial, gas/convenience stores and industrial properties, including brand new Class A properties. Carrillo holds an Associate of Science in Real Estate Management degree and is a Certified Property Manager (CPM).
